My Background
I have managed several properties over the last 10 years. I have
managed my own rentals and rentals for other people. I have
“Landlorded” over houses and condos in Denver, Phoenix, and St.
George. I have consistently received my rent on time and usually
early. My renters have been, for the most part, friendly and easy
to get along with. These renters have helped me to take care of the
properties. (The one time I didn’t follow my “rules”, was the
one time I had troubles with a renter.)

Do you really want to get rich in real estate? Then you have to
get real good at one thing. You need to become real, real good at
being a landlord.
I know that most people look at being a landlord as a about the
nastiest, unhappiest jobs they’ll ever have.
It really doesn’t have to be this way.
I am going to provide you with tips; ideas that have worked for
me to take the hassle and heartache out of landlording.
The people that I know that have tried real estate investing and
then gotten out of it (usually at a loss) made one major
mistake:
- They “played” landlord,
without the education to do it right.
Let me get on my soapbox for a moment.
“Playing Landlord”. This just kills me.
Landlording or Property Management is a business. It
should be run like a business. It is not a hobby. It is not
something that you should take lightly. It’s not something you
decide to do after watching a late-night real estate infomercial.
Think about it, you are allowing people (renters) you really
don’t know, to use a very expensive asset. Wow! How
much did your rental property cost? $100k? $200K? I don’t know about
you, but I wouldn’t “play” around with that kinda dough!
Did you know that there are “renters” who specifically look
for owner/landlords that don’t know what they are doing? If you
rent to these stealer/renters you will never see a rent check, and
you will have to evict them. They know the system and will
use it against you.
There are renters that will turned your property into a meth lab,

I’m going to get down off my soapbox now, and talk about how to
