During April of 2005 my mom saw the ad of someone selling 6 mobile homes on their own lots in Dixie Downs. All being sold with seller financing.

My folks, myself and a friend went and checked them out. Five of the mobiles were piles of junk, but one was in good enough condition that we bought it.

We paid $65,000 and put $5,000 down. The seller carried the loan at 8% interest for 30 years.

The home was built in 1972 and is about 1500 sq. ft. It has 3 bedrooms, 2 baths and sits on a .19 acre lot.

After we bought it, we put $10,000 and a ton of sweat equity into fixing it up (Thanks Dad!). We hauled away about 8 huge trailer loads of trash. It took about three months to complete.

We sold the home on August 12th, 2005 for $120,000. I would have to guess we did a good job.
